CRM Finance basic functionality
The CRM Finance basic functionality in Front-, Middle-, and Back office is applied equally for all instruments covered in a multi-currency and multi-user environments. The system is designed to meet the needs of the treasury department for real-time analysis of position, risk, profit and loss and sensitivity.
DEAL INPUT
CRM Real estate supports entering Real estate as a financial instrument with a predefined yield and predefined cash flows that can be altered according to changing circumstances
Financing relating to the Real estate, and mortgages pledged and issued guarantees are linked to the Real estate instrument for analysis and control. Market values of the real estate are entered on a regular basis. The system supports the transaction cycle from start to maturity with all flows and functions related to the transaction and it's related transactions. Deal input screens are designed to allow fast and efficient input with on-screen calculations and data capture.
MIDDLE OFFICE.
The Middle Office section contains a highly flexible and easy-to-use Report Manager which enables the user to design report layouts according to individual reporting requirements.
The Report Manager is built around CRM´s highly innovative portfolio management technique which allows maximum flexibility of data selection and analysis.
Special analytical functions relating to Real estate management include analysis of:
- Market value / Loans
- Market value / Pledged assets and guarantees
- Net interest coverage: Net Operating Income / Net interest expense
- Debt coverage: NOI / Net interest expense + amortisations
- Limit analysis and covenant control
